Created by computer science and technology consulting professionals turned real estate investors, Buildium was designed to handle all aspects of running a successful property rental business from end-to-end. Beginning with listing and marketing, Buildium offers property managers the ability to push listings for vacancies to several platforms, including to a custom-branded listing website, easily set-up within the Buildium platform. Prospective renters can view listings, fill out applications, pay fees, and more. Property managers can use Buildium to screen prospective tenants, with either the included ‘basic’ tenant screening functionality — criminal reports, credit reports, evictions, etc. — for $15 per screening, or the paid ‘premium’ tenant screening, which, for $18 per screening, adds smart features that allow you more granular control of the screening and approval process. Buildium even offers you the ability to require (and verify) that all renters carry renters’ insurance. Buildium offers renters the ability to sign up for insurance with their partner, Assurant, which is tracked automatically, or renters can use their own provider, and submit proof of insurance.
Once tenants are screened and approved, Buildium can handle and house all documentation, from lease agreements to pet policies — all available to tenants and managers alike through an easy-to-use online portal. Furthermore, tenants can use the online portal to pay their rent or dues, or you can use Buildium’s credit card processing or ACH vendor to collect on your behalf. Pre-built reports let you see who is past due, who is nearing the end of their lease, and other actionable insights. Buildium reviews all incoming maintenance requests, thanks to an intuitive request process. Tenants can use the mobile-responsive web portal to submit requests, and work orders are automatically created and available to your technicians, who can access pertinent information using the same mobile interface.
The Buildium pricing model is somewhat complex, but offers property managers the ability to create their own custom solution and pay only for what they need. Standard pricing is determined by the number of units under management, and add-on services are offered for online payments, secure check printing, electronic 1099 filing, premium tenant screening, letter-printing/direct mail service, and much more.
We recommend Buildium to property managers at communities of any size, but especially to medium-sized companies managing up to 5000 units who want the convenience of a single platform that can manage their accounting, maintenance, and administrative processes.
